About this tool

What this tool does

An interactive calculator for common strata scheme calculations under the NSW Strata Schemes Management Act 2015:

  • •Meeting quorum requirements for annual general meetings, extraordinary general meetings, and strata committee meetings
  • •Levy distribution by unit entitlement across lots in a strata scheme
  • •Resolution voting requirements for ordinary, special, and unanimous resolutions

Legal basis

Calculations reference the NSW Strata Schemes Management Act 2015 No 50:

  • •Section 5(1)-(3): Definitions of special and unanimous resolutions; vote value equals unit entitlement; sustainability/accessibility infrastructure resolutions pass if less than 50% of votes cast are against (section 5(1)(b)(ii)-(iii))
  • •Section 83(2): Contributions payable in shares proportional to unit entitlements
  • •Schedule 1 clause 17: Quorum for general meetings (1/4 of persons OR 1/4 of unit entitlement OR 2 persons in certain cases)
  • •Schedule 1 clause 14: Ordinary resolutions passed by simple majority
  • •Schedule 2 clause 12: Quorum for strata committee meetings (at least half of members; sole member if one-member committee)

Provenance

This tool was built in 2026 as an interactive revival of an earlier informational page about NSW strata law. The original 2025 site presented the statutory framework as a static reference; this version adds practical calculators for common strata management tasks.

The original single-page app is preserved in the original/ directory of the repository.

What I learned

Legal citations are precise for a reason. Early versions had incorrect section references (s 11 for quorum instead of Schedule 1 clause 17, s 36 for committee meetings instead of Schedule 2 clause 12). Reading the full Act on legislation.nsw.gov.au and verifying every reference taught me that statutory accuracy is not optional, it is the foundation. Special resolutions need more than 50% in favour OR less than 50% against for sustainability infrastructure (section 5(1)(b)(ii)-(iii)), a detail that matters when votes are counted.

Important notice

This is an informational tool only and does not constitute legal advice. Strata law is complex and fact-specific.
